TRUSTEE’S SALE OF REAL ESTATE
Pursuant to that certain Purchase Money Deed of Trust dated October 4, 2024, and recorded in the Clerk’s Office of the Circuit Court of Page County, Virginia as Instrument #2024-2489, default having been made in the payment of the debt therein secured, and at the direction of the holder of the said indebtedness, the undersigned Trustee, will offer for sale at public auction at the front door of the Page County Circuit Court Courthouse located at 116 South Court Street, Luray, Virginia, 22835, on: FRIDAY, OCTOBER 10, 2025 AT 9 A.M. That parcel of land with all improvements thereon and all rights, easements, and appurtenances thereunto belonging, lying and being situate in the Marksville Magisterial District, Page County, Virginia, identified as Lot Number 25, Section A, on the Declaration and Plat of the Land of Luray Subdivision. Tax Parcel Identification #: 48B-(5)-A25; Property Address: Off Greenway Lane, Luray Page County, Virginia 22835; Improvements: None. The above-described real estate is made SUBJECT to all easements, restrictions and conditions of record, if any, which may be superior in priority to this Purchase Money Deed of Trust.
TERMS OF SALE: 10% of purchase price down on day of sale in cash, certified funds or such funds as are acceptable to Trustee due immediately following the auction. The balance of purchase price upon delivery of the Special Warranty deed within 30 days of sale. Real estate taxes to be prorated to date of sale. Property to be sold in an “AS IS” condition without any representations or warranties of any kind. The sale is subject to all other liens, encumbrances, conditions, easements and restrictions, if any superior to the aforesaid deed of trust and lawfully affecting the property. The successful bidder will be required to execute a Memorandum of Sale immediately following the auction. The Trustee shall have no duty to obtain possession for purchaser. All risk of casualty or loss shall pass to the successful bidder at the conclusion of the bidding. Sale is subject to post sale confirmation that the borrower did not file for protection under the U.S. Bankruptcy Code prior to the sale. In such an event, the sale shall be null and void, and the Purchaser’s sole remedy, in law or equity, shall be the return of the Purchaser’s deposit without interest.
