NOTICE OF SALE
By Special Commissioner
NOTICE IS HEREBY GIVEN, pursuant to the Order entered by the Circuit Court of Page County, Virginia, on February 10, 2026, in the above-styled matter, that the undersigned Special Commissioner, Robert S. Janney, Esquire, will offer for sale at public auction the following described real property:
Property Description
All that certain tract or parcel of land, together with all improvements thereon and all rights and appurtenances thereunto belonging, located at 119 Steep Hollow Lane, Rileyville, Virginia 22650, containing 2.842 acres, and identified as Tax Map #8-A-98 on the tax assessment records of Page County, Virginia.
The property is further described in a Deed of Gift dated March 8, 1995, recorded in the Office of the Clerk of the Circuit Court of Page County in Deed Book 523, and subsequent conveyances as referenced in the court record.
Terms of Sale
- The sale will be conducted by public auction to the highest bidder.
- The sale will be subject to the approval and confirmation of the Circuit Court of Page
County, Virginia. - The property will be sold “AS IS,” “WHERE IS,” and “WITH ALL FAULTS,” without any
warranties, either express or implied, as to the condition of the property or the title
thereto. - The successful bidder shall be required to deposit with the Special Commissioner
5% of the purchase price or a fixed amount as determined by the Special
Commissioner at the time of sale, with the balance due at a closing after and upon
confirmation of the sale by the Court, said closing to occur within ten (10) days of
the entry of the court order approving the sale. - The purchaser shall be responsible for all costs of recording the deed, including the
grantor’s and grantee’s tax, and any other fees or taxes imposed by law. - Taxes will be prorated as of the date of closing.
- The purchaser shall be responsible for evicting any persons unlawfully occupying
the subject property.
Date, Time, and Location of Sale
The sale will be held on March 27, 2026, at 11:30 AM, at the front steps of the Page County Circuit Courthouse, located at 116 South Court Street, Luray, Virginia 22835.

This Notice of Sale will be published for four (4) successive weeks in the Page Valley News, an online publication of general circulation in Page County, Virginia, in accordance with the provisions of the Code of Virginia.
