Public hearing on rezoning request for half-acre from residential to commercial set for Sept. 9

NOTICE OF PUBLIC HEARING
PAGE COUNTY PLANNING COMMISSION

REZONING REQUEST

NOTICE is hereby given pursuant to Section 15.2-2204 of the Code of Virginia, as amended, that the PAGE COUNTY PLANNING COMMISSION shall hold a public hearing at 7:00 p.m. on Tuesday, September 9, 2025, in the Board of Supervisors Meeting Room, located in the Page County Government Center, 103 South Court Street, 2 nd Floor, Luray, VA, to receive public comments and to consider the following request:

Hoke Properties LLC has filed an application to rezone the following parcel:

• Tax Map Number 71-A-151A, located at 1759 US Hwy 340, Stanley, VA, currently containing 0.4595 acres and currently zoned as Residential (R).

The applicant is requesting a rezoning of the property from Residential (R) to Commercial (C-1) to allow for any commercial uses within the Commercial zoning district. The property is currently set up to serve two separate offices and an office with a garage space. The building currently has three existing bathrooms. The property is currently served by town water and onsite septic. If approved, the applicant plans to use the parcel for commercial use(s) as permitted in Section 125-12 of the Page County Zoning Ordinance. The applicant has submitted a proffer statement as part of the rezoning request.

Copies of the request, the Page County Zoning Ordinance, and the Page County Comprehensive Plan may be reviewed in the Planning & Community Development Office, 103 South Court Street, Suite B, Luray, VA, 8 a.m. to 5 p.m., Monday through Friday. They may also be reviewed on the County’s website at www.pagecounty.virginia.gov. NOTE: Hearing impaired individuals who need an interpreter must notify the Zoning Office at least seven (7) days prior to the hearing.
