Public hearings on Special Use Permits for three housing requests in Luray set for Sept. 9

NOTICE OF PUBLIC HEARINGS

LURAY TOWN COUNCIL

SPECIAL USE PERMIT REQUESTS

NOTICE is hereby given pursuant to § 15.2-2204 of the Code of Virginia, as amended, that Luray’s Town Council shall hold these three (3) listed public hearings on September 9, 2024, at 7 p.m. The public hearings shall be conducted in the Luray Town Council Chambers located at 45 East Main Street in the Town of Luray, Virginia.

Public comment may also be submitted until 12 noon on September 9, 2024, through any of the following means: Email:bchrisman@townofluray.com; Mail: Luray Town Manager, Post Office Box 629, Luray, Virginia, 22835; Hand delivery: Place in the exterior DROP BOX in the alcove located at the front of the Town’s offices facing Main Street; or Phone: (540)743-5511. All comments must include the commentor’s name and address to be read aloud at the hearing. This hearing will be live streamed on the Town’s Facebook Live page. All normal Rules of Procedure will be followed.

The purpose of the hearings is to receive public comments and to consider the following:

SUP24-011

The new owners, Robert & Rebecca Nichols, have requested a Special Use Permit to operate a lodging house (short-term rental) at 102 North Lee Street in the High Density Residential (R-3) Zoning District. The subject structure is 2,959 square feet in size and is located on two parcels that are 16,500 square feet total in area. The subject parcels are further identified on Page County Tax Maps as 42A3-6-21 & 22. A Special Use Permit is required to operate a lodging house in the R-3 Zoning District per Town Code Appendix A, Article IV, Sec. 403.2 (n).

The owners, Erica Rutzler & Armando Patroni, have requested a Special Use Permit to operate a lodging house (short-term rental) at 523 Luray Avenue in the High Density Residential – Boomfield (R-4) Zoning District. The subject structure is 1,120 square feet in size and is located on one parcel that is 6,499 square feet in area. The subject parcel is further identified on Page County Tax Maps as 42A11-18-74-10. A Special Use Permit is required to operate a lodging house in the R-4 Zoning District per Town Code Appendix A, Article IV, Sec. 404.2 (o).

SUP24-014

The owner, Tae Kim, has requested a Special Use Permit to construct a new manufactured residential dwelling on a continuous masonry foundation at 21 Grove Road in the High Density Residential (R-3) Zoning District. The subject dwelling will be approximately 1,904 square feet with three (3) bedrooms and is located on one parcel that is roughly 0.422 acres in area. The subject parcel is further identified on Page County Tax Maps as 42A4-A-84. A Special Use Permit is required to construct a manufactured home in the R-3 Zoning District per Town Code Appendix A, Article IV, Sec. 403.2.(e).

Copies of the Special Use Permit applications and the Town’s zoning ordinance are available at the Town of Luray’s Office, 45 East Main Street, Luray, Virginia.
