NOTICE OF JOINT PUBLIC HEARING

TOWN OF SHENANDOAH

TOWN COUNCIL AND PLANNING COMMISSION

REZONING REQUEST

Pursuant to Section 15.2-2204 Code of Virginia, as amended, a joint public hearing will be held by the Shenandoah Town Council and the Shenandoah Planning Commission on Tuesday, December 9, 2025, at 7:00 p.m., in the Town Hall, 426 First Street, Shenandoah, Virginia, to consider the following Rezoning Request being presented by:

Sullivan Group, LLC, who owns a parcel of property located at and near 420 South Third Street, Shenandoah, Virginia, identified as tax map number 102A4-A-11. The applicant is requesting a rezoning, on the entire tract referenced on the above property, from Commercial to Industrial. If approved, this rezoning would allow any items listed as a matter-of-right and in compliance with Section 50-70 of the Code of the Town of Shenandoah.

Citizens are encouraged to attend this public hearing to express their views.

Copies of the request and the Code of the Town of Shenandoah are available for examination in the Shenandoah Town Hall, 426 First Street, Shenandoah, Virginia, 8:30 a.m. to 5 p.m., Monday through Friday.

NOTE: Any hearing impaired individuals who need an interpreter must notify the town office at least seven (7) days prior to the public hearing.
