TRUSTEE’S SALE OF VALUABLE REAL ESTATE

Property address: 2134 U.S. Highway 340 N, Luray, VA 22835

In execution of that certain Deed of Trust from LURAY MHP LLC, a Virginia limited liability company, to Janney & Janney, PLC, Trustee, bearing date on the 31st day of October, 2019, and of record in the Clerk’s Office of Page County, Virginia, as Instrument Number 190002625 (the “Deed of Trust”), and also in the enforcement of that certain Security Agreement dated the same date, default having been made in the payment of the debt secured by said instruments, and at the direction of the holder of the Note secured by the Deed of Trust, and who is also the secured party as to the Security Agreement, the undersigned Trustee hereby declares the entire principal and interest due and payable and, in execution of the Deed of Trust and in disposing of the pledged tangible personal property as to which the security interest therein is secured by both the Deed of Trust and the Security Agreement, will offer for sale at public auction at the front door of the Circuit Courthouse at 116 South Court Street in Luray, Page County, Virginia, on June 12, 2026, at 11:00 A.M., all that certain lot or parcel of land, together with all improvements thereon, and all rights, easements and appurtenances thereunto belonging, lying and being situate about two miles south of the Town of Luray in Springfield Magisterial District of Page County, Virginia, on the south side of U.S. Route 340, containing 10.546 acres, and being more particularly shown and described on a survey plat prepared by Darrin W. Richards, L.S., of Racey Engineering, PLLC, dated October 17, 2018, and last revised October 22, 2019, and being the same tract or parcel of land which was conveyed to LURAY MHP LLC, a Virginia limited liability company, by deed of Roger W. Houser dated October 31, 2019, and duly recorded in the Office of the Clerk of the Circuit Court of Page County, Virginia, as Instrument Number 190002623. The sale will include for one successful bid price all manufactured homes now located in the mobile home park with a physical address of 2134 U.S. Highway 340 North, Luray, Virginia 22835, together with miscellaneous office equipment, supplies, tools and other tangible personal property used for and in the operation, maintenance and upkeep of the mobile home park identified as “Luray Estates Mobile Home Community” and also as “Luray Mobile Home Park.”

The address of said property is 2134 U.S. Highway 340 N, Luray, Virginia 22835. The property is further identified on the Land Records of Page County, Virginia as Tax Map 32-4-2 containing 10.546 acres. The property is improved by a rental office building and 38 manufactured homes. Some or all of the manufactured homes are occupied by tenants and will be sold as fixtures to the land and subject to any occupancy rights of existing tenants.

The mobile homes are summarily described as follows:

The property and any mobile homes or other collateral will be sold “as is,” “where is,” and without any warranty as to physical condition or occupancy.

The property shall also be sold subject to all superior recorded liens, easements, restrictions, covenants, and all other such matters of record. The Trustee will convey the property by Special Warranty deed.

TERMS: A bidder’s deposit of 10% down on the day of sale will be required in the form of a cashier’s check, certified funds or personal check approved by the Sole Acting Trustee prior to sale and the balance of the purchase price on delivery of the deed within fifteen (15) days of the date of sale.
