NOTICE OF TRUSTEE’S SALE OF UNIMPROVED LOT
COMMONLY KNOWN AS “CORNER OF ROUTE 732 AND 620”

TAX MAP NO. 099A048

In execution of a deed of trust signed by A&D Hotel Logistics Inc. dated August 13, 2021, and recorded in the Office of the Clerk of the Circuit Court of Shenandoah County, Virginia as Instrument 202106554, the undersigned Substitute Trustee Rachel W. Logan, Esq. (the “Trustee”), holding certain real estate, in trust, will offer for sale at public auction on the front steps of the Shenandoah County Courthouse in Woodstock, Virginia, 112 South Main Street, on the 15th day of July, 2026 at 1:00 p.m., the unimproved lot lying in the County of Shenandoah, Virginia and more particularly described as follows:

All that certain tract or parcel of land with all improvements thereon and all rights, easements, and appurtenances thereunto belonging, lying and being situated in Lee Magisterial District, Shenandoah County, Virginia, bounded and described as containing 3.20 acres, more or less, and being more particularly shown and described on a survey plat entitled “Plat of Survey, 3.20 acres, Tax Map# 99 ((A)) 048” prepared by Paul D. Julian, Land Surveyor dated July 22, 2014, and recorded in the Clerk’s Office of the Circuit Court of Shenandoah County, Virginia, in Deed Book Number 1652, at page 291 et. seq.

The property will be sold in “AS IS – WHERE IS” and “WITH ALL FAULTS” condition, without any warranty of any kind whatsoever., subject to conditions, covenants, restrictions, reservations, party wall rights, easements, rights of way and other matters of record applicable to the property, and the real estate taxes from the date of the sale.

TERMS OF SALE:

A non-refundable bidder’s deposit of ten percent (10%) of the successful bid amount, or $15,000.00 if less, by cash or certified check or approved check will be required of successful bidder at the time of the auction sale, with the balance due within fifteen (15) days of sale. In the event of default by the purchaser, the deposit shall be forfeited and applied to the costs and expenses of sale and the Trustee’s compensation authorized by the Deed of Trust and the law in such cases.

All costs of conveyance, which shall be by Special Warranty Deed, examination of title, recording fees, notary fees, settlement fees, and Grantor’s tax, to be at the cost of the purchaser.

The Trustee reserves the right to reject all bids and withdraw the property from sale, waive the deposit requirements in whole or in part, and extend the period of time in which the purchaser is to make full settlement. Additional terms of sale may be announced at the sale.
