Page surpasses Shenandoah County in 6-month growth of home sales

LURAY, July 9 — In just the last six months, the average sale price of a home in Page County has risen another 6.5 percent, to a historic high of $373,024.
With 79 active listings currently (as of Thursday) in Page County, 144 homes have been sold in the first half of 2026 and 111 exceeded $250,000 — there were 189 such sales in all of 2025, and only 83 back in 2020. Homes sold at $250,000 or more now make up 77 percent of the local market.
Comparing the first six months of 2025 to the first half of 2026 shows a real estate market on the rise in the Page Valley, with the number of homes sold increasing by 25 percent from 115 to 144, and the average sold price growing 6.5 percent from $350,238 to $373,024.
By comparison, those figures declined in neighboring Shenandoah County during the same time frame. That section of the Route 11 corridor saw home sales drop slightly from 289 to 279, and sold values shrink from $378,858 to $369,935.
Neighboring Rockingham County showed a steady and strong real estate market with home sales growing from 508 to 517 in the same 6-month comparisons, with sold values rising from $406,371 to $412,217. However, the densely populated county saw a slight decline in the median sale price, which fell from $356,855 to $354,900.
Page County’s median home sales price increased 4.6 percent year-to-year through the first six months from $310,000 to $324,287. Shenandoah County also showed a rise in median sales price from $339,000 to $350,000.
Average and median days on the market for Page County homes remained almost the same at 59 and 24, respectively, during the six-month comparisons.
New reassessed values took effect Jan. 1, 2026.
The last time that reassessment took place back in 2021, Page County’s nearly 22,000 parcels showed a total value of $2.4 billion. By the fourth quarter of 2025, that figure had jumped to $3.7 billion — an increase of 54 percent.
“[The] Goal is to get all properties close to fair market value; not apply a uniform increase across the board,” reads a Dec. 1, 2025 report presented to the Page County Board of Supervisors by Jason Cowan of Cowan Services, LLC. In the spring of 2024, the board of supervisors awarded a two-year contract worth $537,624 to the Southwest Virginia firm to conduct the county’s next reassessment of real estate. The 18-month process began July 1, 2024 and ended in late 2025.
State law requires that reassessment must be conducted at least every five years; although areas that show rapid growth, like North Virginia, will see localities conduct reassessment annually.
For most Page County homes, values increased between 53 to 57 percent over the past five years.
